Lease Me LLC ("LeaseMe," "we," "us," or "our") respects your privacy and is committed to protecting it. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit https://www.leaseme.app (the "Website"), use the LeaseMe platform, including any related mobile or web applications, or reserve a filmed apartment tour (collectively, the "Services").

1. Information We Collect

1.1 Information You Provide to Us

  • Account & Profile Information: First and last name, email address, phone number, school email address (.edu), profile photo, and account credentials.
  • Onboarding Answers (optional): If you answer the onboarding questions after signup, we store your age, major, gender, and housing preferences (term, budget, roommate preference, pets, and place type). We use them to recommend listings to you. They are not shown on your public profile or to other users.
  • Listing & Housing Information: Property address, building name, listing amount, availability dates, listing descriptions, photos, roommate preferences, and related housing details.
  • Communications: Messages exchanged through the platform, including which listing a message is about, customer support requests, feedback, and other communications with LeaseMe or other users.
  • Verification Information: The university email address you verify at signup. LeaseMe does not use an identity verification vendor and does not collect government ID, face scans, or biometric data.
  • Payment & Billing Information: If you subscribe to Boost or pay for a tour, your payment is processed by Stripe, Inc. LeaseMe does not store your full payment card details. We receive and retain billing-related data such as subscription status, billing period dates, and payment amounts as provided by Stripe.
  • Tour Customers: If you reserve a filmed tour, with or without an account, we collect your name, email address, phone number, school, preferred date, any note you add, and a record that you accepted the Tour Service Agreement and agreed to scheduling calls and texts, including the time and your IP address.

1.2 Information Collected Automatically

  • Device & Usage Information: IP address, browser type, operating system, pages viewed, and referring URLs, collected through Vercel Analytics and our own server logs.
  • Listing Views: When someone views a listing, we record one view per viewer per day so sellers can see aggregate counts. Signed-out visitors are counted with a one-way hash, not their identity.
  • Location Information: Approximate location derived from your IP address to help surface relevant listings.
  • Cookies: We use cookies to keep you signed in and to operate the platform. We do not use advertising or social media tracking pixels.

1.3 Information from Third Parties

  • Payment status from Stripe
  • Delivery status for emails and text messages from our messaging providers
  • Aggregate usage statistics from our analytics provider

2. How We Use Your Information

  • Create, maintain, and manage user accounts
  • Verify that users are students at participating schools
  • Enable listing creation, discovery, and messaging between users
  • Recommend listings that match your onboarding answers
  • Process Boost and tour payments and manage subscription status
  • Schedule, film, and publish tours you reserve
  • Generate a listing description when you ask our autofill tool to
  • Improve platform functionality and user experience
  • Provide customer support and respond to inquiries
  • Send service-related notifications, updates, and security alerts
  • Comply with legal obligations and enforce our terms

3. Sharing Your Information

LeaseMe does not sell your personal information, and does not share it with advertisers. The Website does not use advertising pixels or social media tracking tags.

We may share information in the following circumstances:

3.1 With Other Users

When you create a listing or interact with other users, certain profile and listing information (such as your name, profile photo, and listing details) is visible to others on the platform. Your email address, phone number, and onboarding answers are not.

3.2 With Service Providers

We share information with service providers who operate parts of the Services for us, only as needed for that purpose:

  • Hosting and database: Vercel and Supabase
  • Image storage: Cloudflare
  • Email and text messages: Postmark and Twilio
  • Maps and address search: Google Maps
  • Listing description autofill: OpenAI receives the listing details you enter when you use autofill
  • Payments: Stripe, Inc. collects and processes payment card data directly and is subject to its own privacy policy available at stripe.com/privacy.

These providers are contractually required to protect your information and use it only for authorized purposes.

3.3 Legal & Safety Reasons

We may disclose information if required to:

  • Comply with applicable laws, regulations, or legal processes
  • Respond to lawful requests from authorities
  • Prevent fraud, abuse, or security threats
  • Protect the rights, safety, or property of LeaseMe, our users, or the public

3.4 Business Transfers

If LeaseMe is involved in a merger, acquisition, financing, reorganization, or sale of assets, your information may be transferred as part of that transaction, subject to this Privacy Policy.

3.5 SMS & Mobile Information

If you opt in to LeaseMe's SMS notification program, we use your mobile phone number solely to send the account notifications you signed up for, such as new message alerts and updates about your listings. Message frequency varies based on your account activity, and message and data rates may apply. No mobile information, including your phone number and SMS opt-in consent, will be sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes. Text-messaging originator opt-in data and consent are not shared with any third party except the service provider (such as our SMS gateway) needed to deliver the messages. You can opt out at any time by replying STOP to any message or disabling SMS notifications in your settings.

4. Your Rights & Choices

You can:

  • See and correct most of your information in your profile settings
  • Delete your account, and with it your profile, listings, and messages, from your profile settings
  • Turn email and text notifications off in your settings, or reply STOP to any text
  • Ask us for a copy of the personal information we hold about you, or ask us to correct or delete it

To make a request, email support@leaseme.app from the address on your account (tour customers: the address you gave at checkout). We may ask you to confirm the request from that address. We respond within 30 days. If we decline a request, we will say why, and you can reply to ask us to reconsider.

5. Data Retention

  • Account, profile, onboarding answers, listings, and messages: until you delete your account. Deleting your account removes them; listing view counts remain in aggregate without a link to you.
  • Payment and tour reservation records: up to 7 years, for tax and accounting.
  • Records of agreements and consents (Terms acceptance, Tour Service Agreement, text message consent): for as long as the related account or reservation exists, and up to 4 years after, to show what was agreed.
  • Server logs: up to 30 days.
  • Published tour videos and social posts: as described in the Terms of Service and the Tour Service Agreement.

6. Security

We implement reasonable administrative, technical, and physical safeguards to protect your information from unauthorized access, loss, misuse, or alteration. However, no system can be guaranteed to be completely secure. If a breach affects your personal information, we will notify you as required by law.

7. Third-Party Links

The Services may contain links to third-party websites or services. LeaseMe is not responsible for the privacy practices or content of those third parties. Your use of third-party services is governed by their respective privacy policies.

8. Children's Privacy

LeaseMe is intended for users 18 years of age or older. We do not knowingly collect personal information from individuals under 18. If we become aware that such information has been collected, we will delete it.

9. Changes to This Privacy Policy

We may update this Privacy Policy. The effective date and version at the top of this page change with every update. The updated policy applies once it is posted on this page.
