Tour Service Agreement
Last updated
This agreement is between you and Lease Me LLC, a Florida limited liability company ("LeaseMe," "we," "us"). You accept it by ticking the agreement box when you reserve a tour. You do not need a LeaseMe account for it to apply.
Version tour-2026-10.
LeaseMe films and posts video. We are not a real estate broker, we do not find tenants for you, and we do not handle rent, deposits or any sublease agreement.
1. Who this agreement covers
"You" means the person who reserves and pays for the tour. If you also have a LeaseMe account, our Terms of Service apply as well; if the two conflict about a tour, this agreement controls.
2. The service
We visit the apartment you name, film a walkthrough of it, edit the footage, and post the video on LeaseMe's social media accounts, which currently include Instagram, TikTok and Facebook. Tours are offered near the University of Florida, Santa Fe College, Florida State University and Tallahassee State College. A tour is a creative service. It is separate from Boost and from any listing on LeaseMe, and you do not need a listing to buy one.
3. Price, payment and refunds
A tour costs $29.99, paid once at checkout through our payment processor, Stripe. Nothing renews. You can cancel for a full refund any time before we film by emailing support@leaseme.app. Once the tour has been filmed, the fee is not refundable. If we cannot film your tour for a reason on our side, we refund you in full.
4. Scheduling and contact
After you pay, a team member calls or texts the phone number you gave us to agree on a filming time. The preferred date you pick at checkout is a preference, not a booking. By ticking the call and text box at checkout, you agree that LeaseMe may call and text that number about your tour. These messages are about your booking only, not marketing. Message and data rates may apply. Reply STOP to stop texts at any time; we will then reach you by email or phone call instead.
5. Access and permission
You promise that, on the filming date:
- you live in the unit, or you have the permission of the leaseholder to have it filmed;
- you are allowed to let our crew into the unit, and you will let them in or arrange for someone who can;
- filming and posting the video does not break your lease, your building's rules, or any other agreement you are bound by.
If any of these is not true, tell us before filming and we will cancel with a full refund.
6. Filming rules
We film inside your unit only. We do not film lobbies, pools, gyms or other shared spaces unless the building has given us written permission. We do not bring prospective renters to a shoot, and our crew does not answer questions about rent, availability or lease terms. Please put away anything you do not want on camera, such as documents, photos of people, or valuables.
7. People on camera
We avoid filming people. If anyone appears in the video, including you or a roommate, we will only post it with that person's agreement, and we will blur or cut them out if they ask.
8. Use of the video
LeaseMe owns the video we produce. You give us permission to film the unit and to edit, post and keep posting the video, and to let the platforms where we post it (such as Instagram, TikTok and Facebook) host and display it under their own terms. Once a video is published, this permission does not end if you later ask us to stop; we will, however, take a video down on request when we reasonably can, for example if it shows something private. Paid tour videos are labelled as paid content where the platform requires it.
9. No guaranteed results
We do not promise any number of views, messages or interested renters, and we do not promise that your place will be sublet or leased. Past reach on other videos is not a promise about yours.
10. Your responsibility
You are responsible for the promises in section 5. If a claim is brought against LeaseMe because one of them was untrue, for example by a landlord or building operator, you agree to cover our reasonable costs of that claim. This does not apply to anything caused by LeaseMe's own negligence or misconduct.
11. Limitation of liability
To the extent the law allows, LeaseMe's total liability to you for a tour is limited to the amount you paid for it, and we are not liable for indirect or consequential losses, such as a sublease that did not happen. Nothing in this agreement limits liability for bodily injury or property damage caused by our crew's negligence, for gross negligence or willful misconduct, or for anything else that cannot be limited by law.
12. Disputes and governing law
Disputes about a tour are resolved under section 11 of our Terms of Service (informal resolution first, then individual arbitration, with a small-claims option and a 30-day right to opt out), which is part of this agreement. Florida law governs this agreement.
13. Changes and contact
We may update this agreement for future tours. The version you accepted at checkout applies to your tour. Questions: support@leaseme.app.
